Slide Gate Off-Track After a Storm Pulled the Post
Heavy clay soil in Coppell swells and contracts through the wet-dry cycle, and one spring storm was enough to move a steel post two inches out of plumb. The gate’s rear truck had walked off the rail and the chain sat slack against the sprocket. We reset the post in a deeper concrete collar, re-leveled 14 feet of rail with shims cut to the actual drift, and re-tensioned the chain. The gate now rolls with one hand on the disengage, and the before-and-after rail profile is in the job file.

A photo-eye, the infrared beam that stops a gate if anything crosses the path, had been knocked roughly two inches out of line, so the control board refused to close the gate at all. Rather than replace the sensor, we straightened the mount, reset the beam to the receiver, and secured the housing against the fence post with a new stainless bracket. The verification photo shows the beam aligned and the gate cycling closed on its own.
Cantilever Gate Welding Repair on a Commercial Lot Off Belt Line Road
A stress crack had opened at the mid-rail junction on a 24-foot cantilever gate, and the frame was flexing enough that the gate scraped the drive chain cover on every cycle. We ground out the failed weld, re-welded the junction with full penetration, and added a gusset plate to carry the load properly. After paint matching to the surrounding powder coat, the gate ran silent. We left the weld close-up photos and a note on why the crack formed in the first place.
Keypad and Access Control Wiring Cleanup on a Residential Estate
The previous installer had left a DoorKing control board with 40 feet of loose wire coiled in the pedestal, corroded terminals, and a keypad that worked only when it wanted to. We re-terminated every connection onto fresh lugs, labeled each run, and replaced the keypad with a weather-sealed unit wired back to a clearly documented terminal strip. The homeowner now has a photo map of every connection in that pedestal, which is exactly the documentation habit Adrian Vance built on commercial access-control sites before gates ever became the focus.
Mighty Mule Arm Bracket Failure on a Heavy Wood Gate
The arm bracket had been mounted to a single rotted picket, and when it tore free, the operator arm swung into the fence line and bent the clevis pin. We replaced the bracket with a through-bolted steel plate that sandwiches three pickets and the center rail, straightened the arm, and reset the travel limits. The gate opens and closes without the lag the homeowner had lived with for a year. The before photo shows the torn bracket hanging loose; the after photo shows the new plate bolted through the rail.
